Just to inform people that the 2018 ENFIA bills are available on the Taxisnet web site. They are due by the 28 September, either in full or first instalment, so if you don't hear from your accountant in the near future it might be worth asking. My accountant has sent them out already, which is how I became aware. Mine is identical to last year.

There is an aim to bring objective values more in line with market values but the government has encountered a problem doing so, because, in many areas, the number of sales are so low it is difficult to assess the market values. I would guess most people will stay the same but some might change. If you can get a copy of the assessment form you can compare it with the last one and see what has changed. Your accountant should be able to download it and email it to you as a pdf.

Yes Kilkis i have both copies of the analysis(this year and last)and the objective value has risen by almost 30,000 €.Neighbours either side have larger houses and larger plots and their property tax is the same as last year.Looks like i might be visiting my accountant next week.

I don't know what it is like this year but I know last year there were lots of mistakes so it is certainly worth querying it. This web page allows you to calculate your own assessment. If you hunt about on this thread you will find a description of what the parameters are.

Assuming you have the full analysis sheets, not just the demand, I would start by scanning across the yellow boxes that run across the middle of the sheet. Column 23, headed ΤΙΜΗ ΖΩΝΗΣ, is the figure I would expect to change if the objective value of the property has been revised. If that is the same compare column by column to see what has changed. If something in another column has changed that is a parameter of the property so either you have made a change, you have notified of a discrepancy through a legalisation process or it is a mistake.

Column 23 has gone up to 800 from 550 on mine, but not on my neighbours.Do they change the Zones or do you think this is where the error is.?

I can't see why it would go up so much? I would guess it is a mistake. Also, as far as I know, it applies to an area not to an individual house so I don't see how yours can go up and your neighbours not go up. I would ask your accountant to query it.

Have a look on your electricity bill. On the back of the bill about two thirds of the way down on the right is a calculation of ΤΑΠ. It is a string of 5 numbers multiplied together and then divided by 365. The first number on the list is the area of your house and the second number is ΤΙΜΗ ΖΩΝΗΣ. Has that changed? Is that 550 or 800?

On the ENFIA tax calculation the ΤΙΜΗ ΖΩΝΗΣ is used in bands not the exact figure. The second band is 501 to 750 so you have jumped from the second band to the third, 751 to 1,000. For my property, 112 sqm, changing from second to third band causes the ENFIA for just the house to jump from €371.53 to €384.80. Obviously the total ENFIA is a bit more for the land.

Just looked on electric bill and it is 550 so its definitely a mistake. Thanks for all the info Kilkis.

Can't seem to find the full analysis sheets this year. Know what I owe, but not how they calculated it. Anyone know where the full analysis can be found?
