Project manager percentage?

Hi!
We are rebuilding an old house - I hear that intake of breath you made there!
We have a Mechanicos who. has reccomended a builder, he is excellent and his workers are hardworking and knowledgable.
Our builder has told us he can source all the workers we will need for the whole project, oversee it, check all the work is good and make anyone come back and re do anything that needs it.
He has said the usual price is 25% on top of prices for any of the jobs, and that he will lower this to %15 for us.
He is good, so we want him, but we think 10% would be better!
Does anyone know whats usual and or acceptable?
Any advise?

That sounds pretty fair, audacity. We paid a bit more than that 14 years ago for everything you list above, but we also had a guaranteed end stop date written in, so maybe you should agree to the 15% on condition that the project is finished within an agreed timetable. In our case it was a complete renovation within 70 days between July and October, but you might have to be more flexible in the winter to allow for the weather, olive picking etc, depending on the size and complexity of the job.
